Architecture
The architectural service that can be provided for your project are the following:
Planning and Programming - In this initial phase, I will assess your project needs, establish spatial relationships for the required rooms to fit the site, and identify necessary consultants(Civil, interior Designer, Structural, mechanical, electrical, and plumbing professionals). Additionally, I will reseach code requirements and review your budget and schedule to establish a successful project.
Architectural Designing - This service consists of two phases. In the First phase, I will develop preliminary site plans, building plans, sections, and elevations that align with your design vision. Once approved, the second phase involves collaboration with engineers and consultants to determine the structural system, electrical sources, audio visual technologies, and heating-cooling systems for your building. Their input will be integrated into necessary plan adjustments to accommodate these systems. We will also evaluate material and color selections for the project. By the end of this phase, I recommend bringing in a general contractor to review the design, provide a cost estimate, and ensure the project remains within budget and on schedule.
Construction Documentation - This service produces the final contract documents which include drawings set and specifications needed for permitting and construction.
Model and Rendering - A 3D model of your project and rendering will be provided so you can see the shape and materials used as it would appear when built.
Bidding and Negotiating Coordination - I will support the owner in securing bids from multiple general contractors or assist in the interview process to select a contractor that meets the owner’s qualifications.
Construction Administration - This includes 5 aspects of service.
1. Review of submittals - Review of shop drawings, finish samples, and product data to verify the products going into your building are as specified in the construction documents.
2. Facilitating changes in work - During construction there are many reason of changes in the construction documents. I can help with these changes by working with the contractor and owner.
3. Field Administration - I will go to the site and observe and document the construction progress, reject any unspecified construction, notify the contractor and owner of safety concerns, verify field testing is being performed according to the construction documents, and resolve any issues on site.
4. Review Progress Payments - Review amounts requested by contractor so they are consistent with materials installed and stored until the final payment is issued.
5. Project Closeout - Review the contractors punch list of items that still need to be performed before the building can be occupied by the public. Provide substantial Completion Certificate and ADA compliance letter to owner and contractor to finalize the completion of the project.
